At Realestiq, we view housing not as a product, but as core urban infrastructure—as essential to a city’s growth as roads, transport, and utilities. For millions of migrant and informal sector workers, housing determines access to opportunity, stability, and productivity. Without it, cities cannot function efficiently.
When workers live in safe, well-located, and dignified housing, the impact extends far beyond shelter. It improves health, reduces commute stress, increases workforce reliability, and strengthens local economies. In this sense, housing becomes a multiplier of economic activity, enabling cities to grow in a more organized and sustainable way.
Yet, much of India’s affordable housing today remains disconnected from actual demand—either inaccessible to the workforce that needs it most or developed without long-term occupancy certainty. This creates inefficiencies not just in real estate, but across the urban economy.
Realestiq addresses this gap by building housing that is aligned with real demand, integrated with employment ecosystems, and scalable across cities. By doing so, we transform affordable housing into a structured, demand-led system that supports both people and economic growth.

The problem we all know about
India’s cities are built and sustained by millions of migrant and informal sector workers, yet access to dignified housing remains deeply inadequate. Estimates from NITI Aayog and related government studies indicate an urban housing shortage of 18–20 million homes, with over 95% of the gap concentrated in Economically Weaker Sections (EWS) and Low-Income Groups (LIG).
This translates into over 60 million people living in informal or substandard housing conditions, often lacking safety, sanitation, and long-term stability.
Realestiq is founded on the belief that housing is not merely a real estate product, but a critical layer of economic infrastructure. When workers have access to stable and dignified living conditions, cities become more productive, businesses become more efficient, and communities become more resilient.
Our mission is to bridge this structural gap by delivering high-quality, accessible, and scalable housing solutions tailored for migrant workers—the very backbone of urban India. In the near term, Realestiq aims to enable tens of thousands of housing units, with a long-term vision to serve millions currently excluded from the formal housing ecosystem.
By aligning with national priorities and addressing one of India’s most pressing urban challenges, Realestiq seeks to transform affordable housing into a driver of inclusive growth and economic progress.
About The Founder
With total work experience of 20+ years in Real estate and Service industry , Rahul is passionate about building a high social impact and next big Indian Startup that will have a pan India presence.
For last two years, as a volunteer, he has been assisting home buyers from EWS and LIG in Delhi with their paperwork (PM UDAY) and connecting them to Microfinance institutions for structured Home loan Facilities.
“This has helped me understand the affordable housing market and more importantly the glaring problems that affordable housing faces and come up with solutions” he said .
Besides work, Rahul breathes cricket , loves cooking and looks forward to go on long runs in the morning.
Why build Realestiq ? It happened, just like that
Back in 2020, I was helpng a friend close a property deal in Gurgaon. His driver on our way to the meeting, told my friend that he has saved enough and decided to buy a Tata Chota Haathi and he wont be able to continue with his services as a driver. So my friend sought his help in finding a replacement and wished him well for his new business. I had known the driver, Suraj and his wife who used to work at a beauty salon for three years. Very hardworking couple who had come to Delhi from Jhansi for a better life . I was happy to see him grow.
It was in December 2023 , Suraj approached me for some advice regarding buying a house. He met me at my office. Since ,I had dealt with a different market and income group, I had no idea about the property he was intrested in. So ,I told him upfront while being polite about it.
” Bhaiya, aap sirf paper check karlo ek baar ” ( Please , go through the property papers once). The line that changed me. I looked at the papers. The modest 50 sq yard unit was being transferred through, General Power of Attorney transfer. I told him that this not a clear title. No bank or NBFC will finance this . I could see Suraj’s face change . I told him let me see what I can do. Suraj left for the day. I went online and started researching. My days as Market Analyst and Data Mining Skills came in handy. To my surprise, despite the fact that Suraj and his wife both earned in cash (due to the nature of their profession) . Hardly had bank statements of any note, they were sanctioned a home loan of 16 lakhs by a reputed NBFC at a reasonable rate of interest. Suraj and his wife had a combined monthly income of around Rs.65 thousand. But, and a big BUT was that the property should have clear title and registered sale deed.
It took almost a year for them to find a house like that. During that year I learnt all about PM UDAY and Microfinance while helping some more people on my off days. in Mid 2025, I decided to build Realestiq to bring structured Finance, Legal compliance and standardised construction in affordable housing market.The Government Policies PM UDAY and PMAY (U) 2.0 are a huge boost in building Realestiq.

Realestiq is not a traditional real estate developer focused on constructing and selling units. It is designed as a system-level solution to India’s urban housing challenge. Instead of treating housing as isolated projects, Realestiq addresses the entire ecosystem—demand, design, delivery, and occupancy.
At its core, the model shifts from speculative construction to demand-led development, where housing is created based on verified need from migrant and informal sector workers. By using big data trained AI , standardized building formats, Clear property title and policy frameworks, Realestiq ensures that every project is not just built—but fully utilized and economically viable.
This approach transforms affordable housing from a fragmented, developer-driven activity into a structured, repeatable, and scalable system. The focus is not merely on building homes, but on enabling stable urban livelihoods, improving workforce productivity, and supporting the broader economic fabric of cities.
